      Prepare a detailed tender submission including competitive and detailed pricing of all trade packages and provisional sum items together with a project program, professional CVs for selected project team and definitive project time-line.

      Assign a project manager, based on their professional capabilities and expertise, to manage the tender process looking at risk, program, cost, construction & design on behalf of the architect, client or client’s project manager.

      Sub-Contractor

      Conduct a detailed pre-qualification process ensuring that our sub-contractors meet the highest standards and importantly our contractual obligations. We assess workmanship, quality, time management, waste management, personnel and value for money.

      Fixed Price

      Offer a fixed price contract, with any provisions and conditions that relate to latent conditions or provisional sum items or unknowns. Any client driven contract variations are carefully documented and approved, by the client, prior to any additional works being delivered.

      Engage in all registered forms of contract, accredited by the Mater Builders Association, locking in the fixed price, program, completion date, scope of works, construction documentation, liability period and liquidated damages.

      WHS Compliance

      Have the professional systems and reporting in place to ensure that we adhere to the obligatory directives by Safe Work Australia who lead the development of national policy to improve work health and safety and workers’ compensation arrangements.

      Survey

      Site Survey

      Carry out a detailed survey of existing site conditions prior to works commencing. The schedule records all existing finishes including defects, wear and tear and damage through to areas in grade A condition forming part of the contract before works commence on site.

      Set up

      Site Set up

      Meet all statutory regulations and WH&S requirements to establish site including site office, site amenities, first aid station, evacuation plan, project timeline, site signage, WC facilities, cleaning facilities, protection of all existing finishes and hoarding as required.

      Control

      Project Control

      Prepare and issue detailed weekly reports that monitor and record progress of all works on site, program in line with the contract, items that require Client input and resolution, detailed cost control and importantly monitor WH&S status.

      Seamless
      Handover

      Seamless Handover

      Ensure that at Practical Completion stage, when all contracted works are complete, the client moves into their new premises without interruption or interference. This date is closely monitored by the Project Control Group during construction.

      Defect Rectification

      P1 will always have all defects completed at Practical Completion incorporating this stage into the construction program. In instances where this is not realistic or achievable we have a rectification period of 7 days post Practical Completion.

      Manuals

      O&M Manuals

      P1 prepare Operations & Maintenance Manuals in advance of the project handover. Whilst we are reliant on suppliers, subcontractors for detailed information and as-built drawings we set ourselves a realistic target date for the comprehensive close-out of all our projects.
